Create a Process and Stick to It
Consistency is proven to show results. Do you have a script for reaching out to potential clients? Practice it over and over again so much that it doesn’t sound rehearsed. Make sure it flows and make sure you’re able to answer all major questions accurately. The more you know your process, the more you’re able to hone in on what works for clients.
Be an Active Listener
Your client’s home is still up for grabs and the last realtor didn’t fulfill his promise. To make sure that you are fully prepared to tackle this new listing, be an active listener. Ask your client about the previous selling process, the marketing, and the offers (if any). In order to gain trust with these homeowners you need to show that you are fully listening to them and being an active participant.
Prepare Ahead of Time
Beyond practicing your script to win over your clients, make sure you’re prepared in all areas. Part of being prepared is to research ahead of time in order to be able to quickly and knowledgeably answer questions from your sellers. Look up neighborhood comps, school district ratings, crime ratings, and more. This is information you can present to your client to show them you’re invested into their property and ready to actively sell their home.
