Prior to doing a walk-through of each room, first describe the layout of the home. Where’s the master bedroom in relation to the other bedrooms? Do any of the bedrooms share a wall? How open is the concept for entertaining purposes? Does the floor plan mean noise will carry easily from one room to the next? These are among a few of the questions your buyer will most likely have, so it’s helpful to answer them immediately.
What direction does this room face?
If you have a sensitivity to waking up to the sun, perhaps you’d rather not have a master bedroom face east. Or perhaps your family spends a large amount of time in the backyard which is why you prefer to have the back of the house face west for the sunset. These are details to communicate with your realtor ahead of time so that they can find the property you’re looking for and so that you don’t miss any details during the virtual tour.
Can you show me that light fixture?
With online tours, it can be easy to lose sight of the details in a room. Have your realtor go slow through each of the rooms and do not hesitate to ask for a close up on a light fixture or other type of appliance. Additionally, clarify what unique items may be negotiable in the sale.
Is this legally considered a bedroom?
Because you’re limited on depth perception due to the screen, ask for specific measurements of rooms. If a room “feels” small and is set up as a bedroom, ask if it can be legally counted as one. Ask what size mattress the room would comfortably fit and whether or not there is additional space for other furniture.
