1. Discuss your record

Of course, if you’ve been in real estate longer, you’ll have more of a record to stand on. Use this! Speak especially about any expired listings you’ve been able to sell in the past. Highlight any sales that went through fairly quickly, as this speaks to your ability to market well and drum up interest.

Build in testimonials if you can in your presentation. Use other, happy clients’ words as well as your own. Craft each presentation to the individual seller in front of you. So, use similar types of properties you’ve sold in the past or a testimonial from a client you helped in a similar neighborhood. Something that will speak directly to your current prospect.

2. Speak to the concerns of each seller

As you’ve already spoken to the seller a few times by this point to set up the meeting, you hopefully have a little insight into what went wrong the first go at selling. Were there concerns with the previous listing agent? Or did the marketing or listing photos fall short? Address these issues directly and talk about what you can offer to help solve those problems. Be careful, here, though not to make empty promises that you know are far fetched. Sellers can spot this and will be wary. But be genuine and realistic with what you can provide.

3. Talk about your plans for marketing the property

What’s your plan to sell this property? Get specific. Will you retake the listing photos? Do an open house? Will you advise the seller to be present at the open house or make themselves scarce? What kind of flyers and advertising will you pursue? Are there any changes to the home you’d like to see done? What about price? Don’t be afraid to get into the details so the seller can truly get a sense for how serious you are about this and how capable of making a sale happen!
