You might even find potential buyers in the neighborhood coming up to knock on the seller’s door to inquire.

2. Partnering with a lender

Getting the word out about the upcoming listing with a lender in the area is a proactive way to spread the word. They’re meeting with buyers all the time to approve them for loans before these buyers usually even start attending open houses. Lenders can give them tips about this up and coming listing especially if it’s one they can afford within the loan they’re getting. It’s also a no strings attached publicity avenue. The buyers don’t have to show interest to get the loan and neither do they even have to go with that lender.

3. Utilizing social media avenues fully

With the online presence today and how often we check social media, it’s worth the while to take time to market heavily on these sites. You can post regularly about the listing coming up and the highlights of the home. You can use Facebook, Twitter, Instagram, LinkedIn as well as neighborhood forums! People who see these posts often will begin to think of that listing first before any others when they search for homes for sale. Also you never know who may see the posts and forward them to friends who they know are looking for a house.

4. Conducting a preview of the home

You can’t do an “open house” technically until the property is officially listed. However, you can do a “preview” showing of the home that’s going to be hitting the market soon. Plan it for a day when you know other open houses in the neighborhood are going on. Show potential buyers what a good deal they could be getting in on by seeing it first. This creates an anticipation and excitement surrounding the house. And who doesn’t love a little excitement?
