Remodel A Bathroom For Resale
The bathroom is one of the top priorities for a lot of homebuyers. They want to see how many there are and the state they’re in. If you’re looking to sell expired listings in Manhattan and Brooklyn, the bathroom is a prime spot to focus. Take stock of the condition of the bathroom (s). Talk to the sellers about bathroom renovations you think would help the listing sell. It could be that if the bathroom is in disrepair or even less than appealing, buyers immediately discounted it. Making some changes could be the ticket to help the expired listing sell.
Consider what needs a full replacement
It could be that some fixtures in the bathroom just need a little refresh to give them a clean, new look. For example, perhaps all the cabinets need is new hardware and a fresh coat of paint? What about a new faucet if the rest of the sink is in good shape? You, as the real estate professional, can advise the sellers what bathrooms in other comparable houses look like. What elements do bathrooms in other properties have that are helping them to sell?
Keep the color scheme neutral
Gone are the days of the pink bathrooms. Best to keep bathroom colors neutral so that buyers can envision themselves in the space. Let their imaginations do the work and fill the room with accessories to match their unique style and taste. Most of the work of style and décor in a bathroom happens with these later touches anyways. Think shower curtain, rugs, towel sets, artwork and other accessories. Timeless and fresh is best so that anyone can fall in love with the bathroom and hopefully the home overall!
Add a couple extras
Once you have the fresh and bright clean slate in the bathroom, consider what extras the seller could feasibly add within budget. Just one or two things that really bring in the “wow” factor and make the space memorable in buyers’ minds. Could you replace the basic showerhead with a detachable hand shower or a larger showerhead with multiple settings? What about dual vanities instead of one (especially if they’re already needing to replace vanities)?
Tidy and add accents
Now, when it’s time to start showing the house, add in a few accents to help make the space warm and inviting. Perhaps light a candle. Add a simple vase of flowers. Roll towels and arrange them neatly on a shelf. Move all toiletries from the vanity tops to make it clean, organized and minimal. Then let all the work speak for itself!
