Many of us work from home these days. This is partly due to a pandemic and partly due to further growth in the tech industry. A great way to optimize the appeal of your expired listings in Manhattan and Brooklyn is to incorporate a home office space, or use marketing to feature a home office. Buyers will gravitate towards homes with space for an office or office nook. Here are some ideas.
Get creative with the location
If you’re working with a home or property in Manhattan that’s a little on the small side, don’t worry. There are still ways to create or stage a home office space. Think about multipurpose solutions. Consider a dividing wall as a good place to integrate a small, narrow desk with storage underneath and enough room for a laptop. Use a kitchen stool instead of investing in a specific office chair. Or utilize the space underneath a staircase for an office nook. What about an old hutch or cupboard space that you could transform into a small desk area? Simply close the cupboard when not in use for minimal mess or clutter.
Carve out purposeful space
Even if it’s tucked away under the stairs or in a corner, make sure this space says “office.” Perhaps you double up and use a vanity or dressing table in the bedroom as the desk as well. No problem. But use décor to help differentiate it from the rest of the bedroom area. For example, hang bold wallpaper or use a corkboard to partition off the designated office area. Put art that is sophisticated but minimal behind the desk or around it for a look that says, “I’m working”. Or consider an all white aesthetic for an office nook. This keeps lines clean, open and inviting while making a space seem larger and brighter.
Think vertical
Vertical storage ideas are your friend when creating an office space in a small room or home. Use all the wall space up to the ceiling for shelving when possible. Even invest in a small stool or stepladder to make sure all the books, files, or supplies are accessible. You can also invest in tall bookcases and fashionable storage bins as well. This will minimize clutter but allow you more storage space. Use hanging pegboards, letter collectors and other office accessories that are wall mounted to get papers, pencils, and other clutter off the desk (especially if it’s a tiny one).
Having an office space, no matter how small, will be a nice selling point. Use these tips when staging your expired listings for showings.
